Our workflow is aligned to the RIBA Plan of Work , which separates the process into eight stages as described below.

The scope of service suitable for your project will be discussed during an initial consultation, after which a fee proposal that fully details the provided services will be issued to formalise the appointment

Stage 0 - Strategic Definition

This stage is when the client identifies the main design objectives and aspirations for their project.

The client typically begins to formulate an initial design brief, in preparation for an initial consultation with the Architect.

Stage 1 - Preparation & Brief

In this important pre-design stage, an initial consultation is made, during which the client’s brief, budget, and overall project feasibility are discussed.

After the formal appointment, we visit the site and arrange for building & site surveys to be carried out.

Stage 2 - Concept Design

This is when the design starts to take shape. After initial sketches are produced, we discuss the design options with the client, and potentially enhance or refine the brief.

At the end of this stage, we arrive at a final brief and a concept design ready to take forward into more detailed development.

In some cases, we recommend the proposal is submitted for pre-application to receive initial feedback from the local authority.

Stage 3 - Spatial Coordination

In this stage, the design is developed into more detail. We finalise the layout, materiality, and site positioning. This marks the end of the initial design phase.

We then produce the full presentation planning drawings for your project , submit your planning application and monitor its progress.

Stage 4 - Technical Design

In this stage, the agreed and approved design is developed into a fully detailed design and specification.

We collaborate with other consultants (structural engineer, quantity surveyor, building control…) to produce technical design packages and documentation.

These will be used to obtain building regulations approval, get an accurate cost for the construction of the project and provide instructions for the construction.

Stage 5 - Manufacturing & Construction

This is when construction starts and your project begins to come to life.

We can act as Contract Administrator, should you want us to take on this role for this part of the process. We will oversee the construction contract, undertake site inspections, and monitor the quality of the build.

We can also provide additional drawings or documentation as required.

An important factor when considering whether to engage an architect for this phase is the complexity of the project.

Stage 6 - Handover

This stage marks the conclusion of the building contract, and the completion of the building works.

We will stay in contact for a defined period - usually a year - and help with any defects or outstanding items that will need rectification by your contractor.

Once all the items have been rectified, we will provide a Final Certificate (if acting as your Contract Administrator) certifying that the works have been completed in accordance with the contract. Any retained funds will then be released to your contractor at the end of the defects liability period.

Stage 7 - Use

The project is now fully complete!
